If you've ever stayed in a bed and breakfast and thought, "I could live here" then consider the possibility of owning your own bed and breakfast. Think of different niches in your region that you could cater to and start drawing up plans -- for your future business.

If you're considering opening a bed and breakfast, I trust that you've stayed at a B&B before and that likely helped you make the decision to open your own. There are two main necessities you must have before continuing with your dream. You absolutely must have a passion for the hospitality business and you must have a house. If you don't have a house to use, you need to have resources to acquire one.

Any marketing guru will tell you there are three important areas of consideration before starting a business: location, location, location. If your Bed & Breakfast is out in the boonies without a local attraction it's going to be a very lonely, non-profitable business.

Before you hang a friendly welcome sign, there are legal issues to address before opening your home to travelers. You'll need to contact the health department and building inspector. You'll also need a business license and business insurance. You may need some additional equipment and supplies such as larger kitchen appliances, more beds and linens and toiletries.

Don't forget that you will need to set up a small office, complete with all the bells and whistles – business telephone, computer, fax, and bookkeeping software. A website is a good idea to let out of town guests know about your Bed & Breakfast. Be sure to include some photos and room rates.
